We’ll talk through your goals, timeline, and comfort zone for monthly payment and cash-to-close. I’ll also help you decide whether now is the right time — or if it’s smarter to wait and prepare.

You’ll complete a secure online application and upload key documents (income, assets, ID). My job is to make this feel manageable and explain why each item matters.

What I’ll need from you

Don’t worry if you’re not sure how to gather everything — I’ll send a simple checklist and help you prioritize.

  • Basic info: your full name, date of birth, contact details, and where you’re living now.
  • Income docs: recent pay stubs, W-2s, tax returns, and/or business financials if you’re self-employed.
  • Assets: recent statements for checking, savings, retirement accounts, and any gift funds you’re planning to use.
  • Property info: if you’re already under contract, a copy of the purchase agreement and your agent’s contact info.

How long does the process usually take?

Timelines vary, but many purchases close in about 3–4 weeks once you’re under contract. The sooner we start planning, the smoother that window feels.

Do I have to be “perfect” to reach out?

Not at all. Many people come to me with questions about credit, self-employment, or limited savings. Getting clarity early is often the best first step.

Can you help if I’m not ready yet?

Yes. If the timing isn’t right today, we’ll build a preparation plan together so you know exactly what to work on and when to check back in.
